How the Engagement Works
The engagement starts with gathering the data available on the building or site: existing drawings, surveys, and the owner's program. Each discipline — architecture, structure, MEP (Mechanical, Electrical, Plumbing) — is then modeled separately, at a level of detail consistent with the intended use of the model. The discipline models are federated into a single model that overlays the systems to make interferences between them visible. BIM clash detection is then run on this federated model: it is this step, not the modeling itself, that identifies collisions between networks, structure, and architecture. Detected clashes are documented and shared for resolution before final delivery.
What You Receive
Delivery includes the model in its native format as well as an IFC (Industry Foundation Classes) export, which makes the federated IFC model readable and checkable in another tool, independent of the originating software. Clash detection reports are included as well, listing the interferences identified between disciplines with their location in the model. The LOD levels of each deliverable are defined with the project upfront: LOD 200 or 300 is enough for feasibility studies or preliminary design, while LOD 400 or 500 matches a construction issue set or an as-built model for operation.

On a new project, the BIM digital model serves as a shared design support between stakeholders from the earliest sketches. During construction coordination, the federated model and its clash detection make it possible to anticipate interferences between networks and structure before the site works start, rather than discovering them on site. Once the building is delivered, the model can be reused for operation and facility management: equipment location, technical data attached to each element, maintenance tracking.
